Probates are a different animal (must be handled with care) and owner occupants in general are a hard pool to mine for motivation.Most wholesalers I know are NOT mailing to all the Abs with Equity.  

While you may have power to direct the LLC as it's Manager legally you do not get to represent yourself since you are not an attorney.  

She also said she wanted to make sure i get to keep the MAX amount of profit possible which i thought is a good quality in a person i want on my power team because its humble and i personally would like to pay extra for people with that mind set in helping vs receiving.I was wondering how to determine what would be a fare way to pay?

It's very powerful, and you can use this in a lot of other ways.

The issuing power should be taken from the banks and restored to the people to whom it properly belongs.” 

The inspection clause is pretty powerful in letting a buyer out of a contract.
