Not very much at this point.The IRR is a measurement of an investment based on an alternative investment not taken, the capitalization rate is based on the return that you could have received from the same amount invested.

LOL - most sellers use alternative facts and most agents can't do basic arithmetic, so having time to double and triple check the lease agreements, utility bills, rent roll etc., is just as, if not more important than a home inspection.

Alternate options are file a claim against your landlord policy (creates loss history and risks increased premiums in future), take the tenants to civil court for neglect/ vandalism etc.
