I have a blacklist of poor performing commercial attorneys, developers, property management companies, owners, listing brokers that I want to avoid at all costs if possible doing a deal with.The only time is if they had an incredible property for my client to buy would have to put in extra protections in place to safeguard sleezy tactics.

However, I have not found a duplex that has had any positive cashflow after renting both units with the quick rule of thumb and was wondering if my best bet would be to buy something in in hopes of breaking even/ paying a little every month, but relying on the equity build, appreciation, and tax benefits.

He's in his 80s. b) He is considering trying to convert it into a rental but as I mentioned, the house has a *ton* of deferred maintenance (inside and out), meaning that it is extremely unlikely he could actually rent it to a 3rd party (which is what he thinks he could do). c) Also, he's "house-rich" but "cash-poor".

I bet there's not a Landlord on here that would donate $5,000 to help her pay rent, even though that's exactly what they will suggest you do.It's OK to charge someone what something is worth.

C class = older units, typically 30-50 years old, lower to moderate income levels, very few amenities.D class = very old, no amenities, high crime, poor neighborhoods and school rankings, low income residents, mostly subsidized housing residents, etc.Again, these are general interpretations, there are exceptions and no hard rules.
