I'll spare you the Being Prepared clichés  :)    First thing that came to my mind was, I would have either used my cell phone or tablet and quickly downloaded a contract and had her sign that in lieu of any other documentation.

I do not use a property management company primarily because I have been successful in managing myself because I am centrally located to all my properties, and my tenants all understand I am a phone call away.I became interested in BiggerPockets when I started listening to the podcast, and thought I should start a profile to see what else there was to offer.Thanks for including me, I look forward to connecting with you all.Jim

On the other hand, I can't spend an hour calculating the numbers for a wholesale deal when you have a motivated seller on the phone.

In these 7 days of insane roller coaster, we managed to arrange some hard money for financing, set up an appraisal to estimate a property we hold for the purpose of the loan approval, arrange an inspection, meet 2 contractors and crunch the rehab numbers so they make sense, find out that the lender can not 100% finance the deal as hoped, get discouraged but somehow, on a late-night phone call arrange some cash from a family member, and all that only to discover a day before closing, that the seller had $140,000 of liens against the property..The deal fell apart.

I have tried direct mail to vacant properties but all of my properties have just been by picking up the phone and calling FSBOsI now have a VA do my opening calls for most of my seller leads but it is good practice to do this yourself to understand the objections and to practice communicating with sellers.
