Why I don't allow pets.

We have sold 23 parcels, owner carried 11 of them, and are looking at selling the last 7 parcels in 2024.

I can skip trace the owners and get their phone numbers and emails.

I would love to talk to someone that's been investing there. just have to find them first.. i was thinking of skip tracing other new build duplexes and calling the owners cold.. tell them what I'm thinking, I'm looking to enter the neighborhood in that capacity .. etc.

We just saw 2023 section 8 rents go up 15-20% year over year in some of our target markets like Gardner and Fitchburg as well as southern NH.I don’t know what the market is going to do but historically inflation is a friend to real estate owners.

I have seen many cases where we do an AVM as a service to the owner and the appraisal comes in less.

@Henry Clark Are you (owners) the ones who travel among the 80 miles of facilities to reset the units and pick up trash or do you have someone as a 1099 do it?

Don’t have all the financial numbers so will go with the deal I would have done with the owner.
