Once you get an order in your favor you pay a fee for the constable to enforce it as soon as the 30 days are up.

Tenants pay for utilities, so for expenses I have vacancy 8% ($198), taxes $395, insurance $85, maintenance 3% ($74), CapX 5% ($124). 

For the sale, you would have to 1031 into a different property to avoid paying taxes.

And when such a request is accepted, the tenant may be able to move out without paying penalties.
