It's also very important to know the wants/needs/position of your buying audience.I find that buyers are much more willing to get into a bidding war, and over bid on a property as opposed to paying their buyers agent.

Hey JerryWe do not use this in all of our units, but have had some clients insist on them over the years. 

Looking for some guidance if you have a property in either of these areas and what ultimately made you decide on that area or any other info you can offer.

If anyone is versed on tax benefits or implications I'd be interested in hearing that as well.
