That said, money is money, and a savvy (and patient) investor can make a lot of money in those cities.Just my two cents.

Anyone can be successful in any market, just need to be patient or have the connections to secure good deals.  

However, I'm hopeful a deal will happen, just trying to be patient.

So I'll ask important questions and get an answer and then two weeks later I'll be told something different (like sure you can buy that as a primary residence with 5% down, oops we were wrong it will need to be 10% or sure you can buy a duplex as a 2nd home, oops sorry it needs to be a SFH)  You'll need a patient seller, a patient contractor, and to stay on top of things yourself, but it can work.

I love my job and way I impact the lives of my patients.

A lot of landlords unfortunately are more worried about filling their vacancy rather than patiently waiting for a qualified tenant, or marketing non-stop until they find qualified leads.There is a lot of work involved I think a lot of landlords don't take into consideration.
