So I'll ask important questions and get an answer and then two weeks later I'll be told something different (like sure you can buy that as a primary residence with 5% down, oops we were wrong it will need to be 10% or sure you can buy a duplex as a 2nd home, oops sorry it needs to be a SFH)  You'll need a patient seller, a patient contractor, and to stay on top of things yourself, but it can work.

A lot of landlords unfortunately are more worried about filling their vacancy rather than patiently waiting for a qualified tenant, or marketing non-stop until they find qualified leads.There is a lot of work involved I think a lot of landlords don't take into consideration.
