I would challenge you to dig deep on what you actually want to do because if you love what you do and do it well, there's no stopping you. 

The sewer line is in such bad shape that cured-in-place-pipe without digging is not an option anymore.

It just didn’t make sense when I dig into their metrics a little more.

Did some digging through county assessor website and discovered homeowner name and tax information.

Definitely an area you will want to dig into with local agents and PMs to give you a feel.

If a realtor is telling me the area is super safe, but Trulia shows a high crime area, I'm going to dig deeper.

Also, believe there is a group of investors that meets there as well but I would do some digging on the forums or look up local people in your area.
