@Gary N. was there a reason why you were thinking about a 10 year mortgage?  

I believe that an RE investor can be successful with cash flow, appreciation, or ideally both but I also believe appreciation for financed buy n hold will produce better ROI than cash flow without appreciation (due to leverage: 20% down and 10% appreciation provides a 50% return on the initial investment).Good luck

I feel that I'm becoming more & more book smart and am ready to start "cutting my teeth" in REI.My short-term (3-5 yrs) areas of interest are Fix 'n Flip and BRRRR while longer-term (5+ yrs) interests lie in commercial investing (syndication, apartment, and storage).

Does anyone know of any groups that get together in the Downtown LA area, mid city, West Hollywood area?

Are you just going to buy retail and buy n hold or work w/a sophisticated partner that can find value and create value?  

On the plus side, by the time you hit 15 your sample size will be much better than today's n=1.
