With regards to getting your real estate license - it would teach you the very basics of your state laws and compensation models (which, as I suggested above, would likely be very beneficial for you).

Your professional can also perform a basis cost seg for you, but I dont believe it will be very beneficial. 

Everything that we are doing with the buyer from the start is to make it more beneficial for them to get their own mortgage.

Use your VA loan and house hack now before you settle down and your significant other might not be so willing to such an arrangement ;) Commuting is actually highly beneficial for your real estate education(it is for me, 45 minute commute everyday has paid dividends).

I think that converting to a walk-in shower will be more beneficial in the end.
