So I've been reading on here a lot that North Carolina is a state that uses attorneys at closing, but are there title agencies that perform the title check and insurance or does that go through the attorney? 

So the agent that said this have you formed any type of relationship such as a buyers agency?

They've been doing it for years and have appraisers under them that they get a cut from their work just like any other agency.

We're thinking about putting in an offer to an owner he wants 30% down on a mobile home park  He will carry the rest of the loan  I'm a bit  confused because we're not using a realtor this time and we're going to try and do this ourselves we're going to hire an attorney to look over all of the paperwork once we get the deal rolling but to start the deal I'm wondering if anybody has any advice on forms or how to protect their earnest money deposit

Do you have more success using real estate agencies or by private sells?

@John Fedro is a great place/resource on how to evaluate a mobile home and how to rent them how and evaluate them. 

Last year we purchased a property in Seattle with the intention of clearing the existing mobile home and building a 4 or 5 bedroom home to sell for a decent profit. 

A bit more user friendly on mobile compared to PayPal. 

The customer support was able to help, but unfortunately, I learned very quickly that the T-mobile chip set that came with the base station was not reliable... so while the alarm system tested and was working OK... the signal was not good, so that it would go in and out, and essentially be useless.After a few days of screwing around, and troubleshooting every other possibility, Simplisafe decided to send me Verizon chip set.  

Assuming your $20k is not a typo, the only thing you will find in our neck of the woods for that price might be a mobile home/trailer, which is going to have very expensive monthly lot fees and would not make a wise 'slow' fix up.And I have been at it for a few years now and have yet to convince my wife to get on board, so I know what you are going through...
