I'm wondering, after using social media etc to search for potential partners to create a joint venture agreement to purchase and manage rental properties,,,,, when I do find a person(s), the real question is How Have Other Successful JVP's worked in the past when people live thousands of miles apart, and they really don't know each other.

The closest neighbor is a quarter mile away, across corn fields.

Having your license, insurance, MLS, Realtor Association memberships, etc costs north of $1,200/year.  

I am looking in Mid-town/North Atlanta area mainly.

Also, you might want to check out self storages in the area using some rules of thumb (such as 7 square feet per person within 5 mile radius or if in rural may be 7-10 mile radius). 

But in those areas you need to wait out 3-5 of rent increases before you see some reliable cash flow.There are other cash flowing opportunities, but it's going to be hard to avoid the value traps from 2,000 miles away.
