Money can fix almost anything in real estate and if the only tool you have is a hammer, everything looks like a nail.Learn the biz on a limited scale - if you are hands on - buy a small property (1-4 units), maybe have some work done, advertise, rent it out and then manage it.

-No website; no books; rent roll is a notepad; no signs; no advertising; can barely see it from the road, and still at 90% occupancy.-43 Units and 9,165 sf-Less than 1 Acre-I know that this will not profit very much relative to other storage facilities, but $1000+ in cash flow/month sounds very appealing from that perspective.

Insurance, utilities, management fees, the cost to turn, how long it takes to turn, the cost to advertise, which ads work, foot traffic, closing ratios, trailing 12 months of operation, and then you need to know and have relationships with the top 3 controlling brokers in the market to find the best apartment stock within.Look, I am not trying to scare you here, but there are so many courses out there suggesting real estate is easy when, in truth, there is a lot to know.

You say the people advertising are wholesalers; if so they would be flipping or selling it for as much as they could get, not this huge a discount.I sold a high rise condo I owned in Phoenix last year for $260,000, while the same layout the floor above sold for $310k.
