My guess is that you'll find properties in RI a bit more affordable than Mass but schools won't be as good and rents will be lower too.

@Immanuel Sibero wouldn't cap rate be an indicator as to which you should choose for a particular property either to sell or to refinance, in that way it is a level playing field that does not depend on how much equity there is in the property.

I believe more like 15% for duplex and 25% for 3-4 unit.There is other underwriting requirements that would come into play.
