A 1031 exchange is time sensitive but if you know what you would actually buy as your worse case scenario, you should be ok.

If the HOA told you upfront they don't allow short term rentals, and you're going to buy and use it for that anyways.....just remember when they fine you $5k, $10k, $20k that you will have no one else to blame but yourself.

If there’s anyone dumber enough to buy a $90k property that needs a $20k roof in a year or two, let them have it.
