Last week, we had an issue with the plumbing in a home we sold.The buyers moved in, used the water, and some areas of the home started flooding.We sent vendors out that same day to investigate and fix the issue.

I did my best to estimate all of my costs.

Hmmm...the land was vacant (except has lots of illegally dumped trash on it). 

At a certain point, I fell in love with real estate and wanted to be a part of a team that was finding the deals.

Does anyone recomend a Rent recovery service or collections service that will go after a tenant who doesn't pay rent or skips out on the rent and leaves.I have their social etc. and they owe me 3 months of rent about $4500 and trashed the place. 

Our property management company is based out of New Brunswick, we see a lot of success with rentals around Middlesex County and they're more affordable to buy vs North NJ. 

Hence I will probably pay a good chunk of change to uncle Sam when I file my 2024 taxes.

This time I am comfortable enough with the business to look at markets away from home, and I think the better yields, less expensive properties, and better market outlooks will be worth the money that a turnkey company will cost.I heard about Norada a lot back when I was more active in BP, and I remember thinking they sounded pretty good, but looking into them now, it sounds like they are not actually a turnkey company.
