Hello BP Family,Just wondering your thoughts on New Builds as an investment- whether it be a build and sell or build and hold long term as a rental.

Usually, I rent my rooms for long-term rentals with a minimum 6-month lease.

If you can sacrifice some short term cash flow, Columbus should be an overall better market for appreciation and long term cash flow.

I would love to have a meeting to discuss possible strategies, questions that we have, and we are serious about investing in a property as long as the numbers make sense.4) Also, if there is any Investment Community I would love to join, meet up with some investors so we can share some knowledge / valuable information.

I've been a full-time real estate investor since 2019 and have flipped hundreds of houses and currently own a 50+ SFH rental portfolio (including short-term & long-term rentals). 

I wanted to invest for the long term-like buy and hold.

We use these door sensors on any large patio doors and you would be surprised how many guests leave the doors open for long (1-5hr+ periods) while trying to cool/heat the house.   

I've never stayed in a hotel or short term rental where I couldn't control the temperature.

DST's have low returns like 5% and lots of fees, but other syndications like mortgage notes can earn up to 12% out of the gate with no record of failure, thus potentially offsetting that initial tax hit in the long run, but you have to do the math. 

Why do you think purchase contracts are so long and have such small print?
