Intriguing option, but my bank is old school and I'm skeptical they would be on board with this new methodology this late in the game.  

Someone who is always late and coming up with excuses may just be flat-out lying to you.  

For me being locked in at an all-time low interest rate for the span of 30 years far outweighs the risk of my tenants potentially paying late for a month or two due to illness. 

Probably too late for a line of credit at the bank .

To answer your question, I just listed a house for rent this past week (late Wednesday night) on Zillow. 

We have shut down all amenities except laundry, limited office hours, no vendors on-site unless for emergencies, only emergency work orders, not accepting package deliveries.We have waived late fees and everywhere I own evictions have be disallowed until we get through this.I'm sure I'm forgetting something but that's a lot of what we are doing. 

Also, are you giving any leeway on late rents?

I don't plan on letting anyone not pay rent but if they need to stretch it out we may do something like waive late fees, etc.

I’ve been doing a ton of research over the last year, and lately, I have felt much more comfortable moving towards the taking-action part of investing.

@Chris Clothier in the tale I told above back in the late 80s.. if these guys I worked for had just been honest with their investors day one they could have saved their company.. not that anyone is in the same boat as them..
