Hello BiggerPocket Community,I had a little break in my investing journey, but now I'm back in the game. 

When do the private lenders get paid back or what's a good time frame?

I have only owned one investment property (residence turned rental) which I sold at a great time, and now looking to get back into long-term SFH or multifamily investing more seriously to diversify my investments (I'm almost entirely in equities now). 

I am getting my feet wet again after 10+years so would appreciate the feed back. 

Back to finance question, would it be a better decision to take the funds from the sale of the 2 acre lot and pay off the current mortgage (~$150k) and live in the current home for a year or so (in hopes that interest rates will go down) then refinance that take out $400k from equity (~$750k) to build new house? 

Chances of a bad tenant is less (but possible).Bay area is a tough market to get back into.Am I overlooking anything here ?

We have some connections back home (Wisconsin) so definitely looking into this market as it’s an up and coming area and we have the people to tap into. 

We put in an offer a week ago and the inspection just came back good with minimal items pointed out that we're requesting to be fixed.

I took a loan against myself to help provide reserves as asked for by my lender and paid it back to myself relatively quickly.
