I third matt’s post. pool’s are pain in the ***. we are talking about ohio here good weather only 5 months out the year. build a gazebo with island and fire pit lol.

House has a pool and located just across the bridge from Singer Island, 1 mile from good free public beach.

This ratio varies depending upon climate zone (I'll see if I can dig-up the table and link it in to this post), but in Canada - with the possible exception for parts of Vancouver Island and the lower delta in BC - the target ratio is 1/3 (interior) and 2/3 (exterior).

You'll also run into 1% rule, 2% rule or 50% rule mainly here on BP and again i'm speaking only from my experience, i highly doubt you can find any 1 and 2% properties on the island.

You should be able to can purchase starter income producer by railroad on the north shore of Long Island with 70K down. 

The gains there pale in comparison to what your condo flip gains today, if you had held onto it.Next market crash though I'm in SF and Mercer Island...
