Additionally, I'm not sure if there is a best time to do this, would it be wise to incorporate prior to my first property or should I wait until I have more of an operation running.- Insurance - With my flips I plan to do most the work myself and contract out any bigger jobs outside my abilities or that require a permit.

If you are looking for creative ways to grow you portfolio sooner rather than later, I would suggest buying distressed property utilizing hard money, therefore you may only have to put 15-20% of your own funds into the deal.

That's probably an ambitious goal but by finding the right deals, financing them creatively, and, most importantly, networking with the right people, I think it's fully doable.
