Same with with an inheritance and possibly settlements, can’t remember for sure on the last one but either way if there is a judgement you have a much better chance if getting paid someday.

@Alyssa Paros thank you, yes communication is always the key.I just remember renting an apartment, and the landlord having 3 guys come in during the middle of me cooking dinner and leaving a trail of dirt behind at 8pm.

Purchasing a duplex or up to 4 units would be ideal but the best loan type for that will be fha and it will require 3.5% down and the money has to come from the buyer or a gift from someone.
