Hey Bigger Pockets,I realize i'm becoming the most frequent (or annoying) poster on the Upstate NY Forum.

I'm also driving in my permanent resident area or areas where I frequently invest, so there is more of a personal relationship between me and the potential seller. 

Personally, I often find myself concerned about potential lock failures, battery issues, and the hassle of changing codes frequently.

Have had minimal issues with late rent but it seems to be happening more frequently.

And if it's not the management company, then it's the employees and then there's towing, damage claims and frequent slip and fall claims from snow removal. 

I come across deals frequently.

I live in California so I am not able to monitor the health of the tree on a frequent basis.

They definitely let me know frequently about the train noise and I did everything I could to make their time there tolerable (white noise machines, Bose Sleepbuds, etc). 

I use them frequently for my deals.

Also, consumer-types looking for free legal advice frequently get on the forums and create all sorts of havoc.I recommend those who wish to focus on probate transactions find or start small, local groups that members can be vetted and manage for contributions to helping others.
