They could have freaked out and thrown a fit over seeing the mouse. 

The homeowner and realtor can agree on that list price or can modify it as they see fit. 

You're going to have to move both up, albeit property taxes in CO aren't bad but insurance needs to be fit for a house hack if you're going to have a bunch of tenants messing stuff up. 5% maintenance for a 5-member house hack is rather light. 

Talk to a lender and see what fits your needs best. 

The 30 year fixed rate loan would be a better fit for this purpose.You might be able to think of some other scenarios but hopefully this concept is good enough to know the difference between the two.
