Pre-forclosure is a Zillow term and only means that someone is falling behind on mortgage payments - it's a long way from there to actual forclosure, then sheriff sale and finally (a year later or so ....)

It certainly makes it difficult to get into those, as (if you're like me) you are financing and can't risk a zero condition offer.Flipping in Smiths Falls I think would be a good choice.
