my advice would be just rent it out especially at that rate your getting almost 1.5 percent so thats not a bad deal at all

The code says "Any security deposit in excess of fifty dollars or one month's periodic rent, whichever is greater, shall bear interest on the excess at the rate of five per cent per annum if the tenant remains in possession of the premises for six months or more, and shall be computed and paid annually by the landlord to the tenant."1 - Do I have this right?

Trying to maintain momentum and as some people have 30 40 or even 100 properties - I cannot see them putting 20 percent down and getting another loan for everyone of these to acquire them.

I wouldn't be afraid of an adjustable rate indexed to a stable published rate, with caps on each change as well as a life time cap which you usually won't find from a bank, but sellers you may.Good luck!

Hey @Simon Fedorovsky, welcome to the forum manFellow canadian here from oakville.....Im a last year pharmacy student and been an investor for a while but im pretty young too and its nice to see some other young people on here.We do most our investing in Florida so I cant be of too much help for you here but I will soon be needing an accountant so maybe ill hit you up for some advice regarding that aspect.The rental market in gta and surrounding places i find quite weak (for the most part) because if you apply the 1 percent or 2 percent rule they dont really work for our markets.... typical cost of a house near 700/800K and your rents probably 1.8-2.4K a month with evennnnnnn 5 percent down your looking at about 40K and the cash on cash ROI is relatively low.

If I hire a property management company and the tenants lease is expired and they renew said tenant, would there be a 3 or 4 percent fee for the property manager?

I didn't have to recertify the foundation after getting it done, but when you go to resell the home having a lifetime warranty on the foundation that will transfer to the new owner is a huge plus.

Major thing to keep in mind is that when you refinance traditional, the bank is going to only loan 75 to 80 percent LTV of the ARV so if youre going to put money into the property wth the expectation of being able to get cash out on the refi, youre going to need to create quite a bit of forced equity.
