If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Through my marketing I have been getting more deals in Delaware County, PA.  

I'm particularly passionate about Georgia, but open to other markets that have growth potential and more affordable entry points. 

But in the competitive Los Angeles market, I had to put up additional cash on top of the deal in order to have my loan taken seriously.

This is where the market value of my portfolio gets added to the money in the bank accounts, then I subtract the debt on the properties.

If it's a Veteran assuming the loan then that doesn't apply.Our market is changing and we need to find new ways to make deals work.
