First time poster, long time lurker, just wanted to share my story because I think it could be very helpful to others in a similar situation.

Generally, you would only be forced to sell, if you had gotten into financial trouble in another area and needed to get your equity out of the property as a life raft.I don't know what your market is like or what your financial situation is like. 

I have a situation where I would like to open a self directed IRA and have contacted a few of the online players and am getting a mixed message, some say it's possible some say no way Jose'.  

I don’t want to be in a situation moving forward where all my cash flow is wiped out due to higher interest rates.

This is really unique situation, the residential properties near by has different use, therefore not good for comparables. or do I let them do their market research any way?

Memphis Invest would be one group to look at.If you're looking to be more of an active, hands-on investor, you need to decide whether your situation is going to allow you to travel to a market(s) for acquisitions or whether you would rather have boots on the ground in those markets.  

Definitely not the rockstar tenants type of situation here haha

So currently im paying mortgage and hoa on a property that is gone and im curious if there is something i should be looking into to make my situation better before its rebuilt. 

@Eli M.The situation with your lender sounds a bit odd but I suppose different strokes for different lenders.
