However, it is usually easy to rent individual rooms this late in the year - lots of {particularly foreign} students land at campus without a place to stay.  

I like redfin, they're usually pretty good about showing you truly comparable houses. 

The property condition report state that it has electrical damage, and plumbing / sewer/ drain damage, all which was calculated into the rehab budget, even with some extra wiggle room.

I know what I have to do in San Diego, but I have no clue if Encino has some extra hoops to jump through.

The place already needs a full update, so the only extra cost to us is the movers and a dumpster.
