You could always mutually agree to extend the term by a few more years as you approach the deadline.An adjustable rate was also mentioned which mitigates some of the risk, but your money is still locked up.

I am seeing very good deal flows..stuff normal people can not get access to ( self storage, mobile park homes, hotels/extended stays in the shale belt states. apt complex in hot areas ( TX, ATL ) .. just to name a few.

Overall, I strive to be responsive to tenant inquiries/complaints, treat my tenants fairly and with respect and so far (touch wood), I have not had problems with rent payments or property damage and all have extended their leases.
