Time and expertise and credit or what?

The homes that are for sale and priced accurately are being purchased very quickly - Days On Market in the single digits and multiple offers are becoming the norm in several price ranges in my area.I'm assuming this has a lot to do with raising interest rates, the so called "Trump Bump" and any number of other economic factors that are frankly over my head to speak about with any expertise.  

@Shella Sanders its my understanding that the income could come from a gift, not my area of expertise just what I've read I could be wrong.

While MFRs aren't my personal area of expertise, I have to say my gut on this one is that you're trying to make it work when it doesn't.

Right now, I'm in the process of obtaining financing so in the interim, I've been familiarizing myself with what's available in Philadelphia right now in the multifamily sector.
