Starting my wholesale journey right now :)I have some experience in buying real estate for rentals and flips.As a rule I made for myself, I won't work in areas where I know crime levels are high and are generally low income areas, becasue I know how hard it is to sell them (if its a fix & flips) or rent them.Nowadays I'm looking into starting my wholesale business and was curious about that...Does it matter for the cash buyers?

Plus they should have experience dealing with thsi bank. 

So selling for a capital gain salvages what would have been a disappointing experience. 

Should we sell, we would be starting all over again with some good experience and cash in hand for another down payment or cash purchase in another market.

The hard money lender has tons of experience with lots of flippers in your market and if they approve the loan you'll know there's enough fat in the deal for them to be repaid. 

My experiences there tell me that personally evicting is a huge headache. 

Hi There I am looking to start a glamping experience within 60 miles of Philadelphia.  

Whether it’s higher premiums, inferior coverage, or other, my experience suggest to not make a claim unless costs exceed $10k.

I am encountering roadblocks when it comes to our credit score (mine is good / his is crap), experience with flipping (I have no experience / he has 22 years of flipping experience) and the amount of cash liquidity that some of the hard money lenders want is still on the high end especially starting out.
