If the installation fee and delivery fee are higher than shipping and labor, I will charge the tenant for installation and delivery given I wouldn't have had these expenses if the tenant had not cracked the glass top in the first place.

Ask the seller to provide you with the property numbers, Income/Expenses current and the trailing 12 month's numbers, what did the property do last year, this will give you an idea if the property is heading in the right direction.

I know the area i invest in, the properties in $60k - $80k can rent for $800-$1100 (nicer ones), and that gives me better returns than investing in cheaper or more expensive properties in the same area.
