@Mark F. excellent question...I've learned a lot about property analysis from podcasts, books etc., but there are certain aspects of property analysis that I've had to learn mostly from experience.I often think of property analysis in two ways: First is "the paper assessment" (which includes the P/L spreadsheets, the appraisal, SQ footage, data on the local market, and all other info that can be easily conveyed on paper--or at least on a computer).

I also forgot to mention that I would be doing an initial phone/email screening to weed out any poor candidates and the units are all good quality in good location...almost no risk of dealing with crazies or any adverse situations.Should not require more than 3 or 4 showings per vacancy.

I'd love to present the owner with a seller finance deal or subject to deal because I have very little of my own capital and I think this is a great candidate for those creative finance strategies.

But like in any industry, some excel, some fail, and some just manage to get by.

The thought process is that if I like the deal today, I may love it a few years down the road where I can refi (whether I cash out or not) under better terms to reduce debt service.I'm sure this is the kind of thing I could spend a lot of time trying to build in Excel -- am wondering if anyone can direct me to an existing tool that might help with this.

I have a small amount of capital to invest with (25k), as well as excellent credit for financing purposes.
