We were naive when we signed it and didn't build more protections and terms into our side to make sure we were able to hold our PM accountable.I'm starting to wonder if litigation or the threatening of so might be a viable option, since the PM doesn't respond to text, email or phone calls without a half a dozen attempts at this point.

I'm wondering if it might be a good strategy to start rather large, attempting to find a building with a clear path to increasing NOI then at closing HELOC that building as a piggy bank for future projects which can be Daisy chained with refi similar like you would with brrrr that keeps refunding initial short term HELOC.Advice?

I'm not in Florida so this isn't an attempt at selling you, but I've got a list of lenders begging for my Non-QM business daily. 

Well over a month has gone by with no communication on his end after repeated attempts from me to contact him.

I am attempting to brrr this deal (I'm sure I'll end up with like 10k still in the deal but I'm fine with that).
