No I was not denied for a fixed rate loan but just shopping around for an investment loan pre-approval at this stage and came across this 10-year balloon offer from my credit union.

I was at one in Vegas ( friend invited me) it was horrid.. not only it was 3rd class. but the guy who ran it had the stage presense of well I don't know what but not good.. info was old tired.. but you should have seen those who thought they could spend 20 to 30k for his class and make oodles of money..  

As temps drop heat pumps loose efficiency on the first stage of heat and have to fire the second stage in your case that’s the electric heat.

It sounds like my only option at this stage is to reach out to the homeowner direct with a phone call, drop in or letter(s) to see if we can strike a deal and get them out of their mortgage.

There are always deals to be found at every stage of the market cycle.
