Once you've got people in place to be your eyes and ears, it's no big deal (though I do like going up there every couple of weeks and putzing around and checking on things).I'm under contract for a second property that's out of state; I'll skip the property manager on that one, and train the housekeeper to let me know if anything is damaged/missing after a guest's stay.

A&E are easier to find, you will need that drawing anyway, and the contractor won't charge you leg work on running around pulling the permit.

If your place is nicer or cheaper than other rentals, some students might still spring for a 1 year lease even if they only plan to live there during the school year.With students, you could end up with more wear and tear, more roommate situations, more noise, more parties, more needing co-signors, and also a much wider prospective tenant pool.
