I'm not the first to talk about this strategy and won't be the last so feel free to chime in here.

I assume the STR loophole is to to offset active W2 income.

With my approach, I may want to come in around $1200 while offering as much or more than most other rentals.So, keep in mind market rent is also based on YOU and YOUR approach to pricing and how to develop the value-proposition you want to offer a tenant.  

I would love to grow my knowledge and experience within the real estate industry.

Anacostia, while considerably better than it use to be is no where near class B.
