Even if you are believer in "training" tenants (a phrase and mode of thinking I personally find incredibly offensive when applied to adult citizens, rather than children or pets), recognize that this tenant is past the "training" stage, as she will soon be past the "tenant" phase!

If it is particle board I would replace it.Here is a technique for getting rid of the oder for good,Remove carpeting, padding and other flooring around the areas you suspect urine has leaked into the subfloor.Apply an enzymatic pet cleaner (like Nature's Miracle) to the soiled areas and allow them to dry thoroughly for 24 to 48 hours.

Second example is we discussed no pets inside and that is on the posting for the house listing....however that is not in the lease either.

Yes I agree, the owner's are very strict on who they let rent from them, I do know they allow no smoking and no pets, ect, but as I was explaining to my attorney, if there's a problem later with the tenant, how can I enforce the lease if I don't have a written copy?
