Lease Amendments

I've been reading quite a few of the past discussions about lease amendments but thought I would post our specific situation to see what your opinions are. 

We are new to the rental business. We had our tenants sign our first lease in February. Of course looking back it's always easier....we are now finding things we spoke to the tenants about on what we requested for the house but they are not in the signed lease. Examples: no smoking inside. We have a verbal agreement on this and I confirmed with them in email after talking to them....however that is not in our lease. Second example is we discussed no pets inside and that is on the posting for the house listing....however that is not in the lease either. We do take responsibility for these not being in the lease but I'm wondering if we can write up an amendment for the current lease. We also wanted to be a little more clear about yard care. The house is in a township with strict guidelines for the lawn. If the house gets cited we will be the ones with the fines as the owner. 

From what I've read as long as both parties sign and agree the lease can be amended during the duration of their original signed lease. Has anyone made similar updates to a lease mid-term?
