Craigslist and Habitat Restore (sounds like your ReUseIt) are my best friends too. have bought some beautiful windows, doors, plumbing hardware etc that you could never find at Lowes there. it's amazing what people are getting rid of.

Al,As discussed in other threads/correspondence, we have a target of <=1K/unit for the monitoring / management hardware itself, plus a monthly subscription for the cloud-based head end which allow you to manage buildings/units/devices: write rules, have alerts send, etc.The bill-back capability - or, preferable, the ability to export certain event history information to an external accounting system, is not something we have done in-house.

I realized that if i was going to spend the same amount of time selling technology hardware i would rather sell or buy something that would be more profitable and still took the same amount of time researching.Needless to say within 6 months of starting the real estate investment company I bought my first triplex and from then on the deals just kept getting bigger and bigger.

A good goal is yearly cash flow of at least 10% (or close to it if it's only in the single digits), plus some sort of upside when you sell in a few years, so that the yearly returns are around 15%, which is better than the stock market.
