Assuming everything comes together and you are confident you can get the financing you then need to contract with a civil engineer and architect and or design build contractor to start the design and entitlement process. 

They are state specific and designed by investors and attorneys.

It's just that DAPs are designed for Single Family Homes and I have not heard of any that allow renovation loans in their programs.Now, is it possible for you to put 0% down on a duplex property that needs work as an INVESTMENT PROPERTY?  

Do these caregivers need any special designation such as RN?

I am not a website designer, nor am I a whole saler but I can say that presenting an easy to use/understand and straight forward website that explains what you do is probably the best way to start.

I would still  rather do what you're doing since you got rent coming in on the first day, my deals take about a year from the time I buy the land, design it , build it and rent it to 100% occupancy .. very slow going but it works.
