It's best just to give your CPA whatever you have, either from a previous software program you used, or from your shoe box and begin fresh using your NEW SOFTWARE PROGRAM, which I hope is QuickBooks.

Fresh paint in a light neutral color and the place being super clean & not having an Odor (maybe put in air fresheners) & taking nice bright clean photos for the rental listing is the biggest bang for your buck in my opinion.

This is generally accepted as Prima Facie evidence the Notice was  delivered, regardless of whether the tenant received the Notice or not.

If you would like to rent to these people, but you are positive that the walls simply MUST be repainted to their current colors at the end of the lease, maybe increase the security deposit to cover the cost of professional repainting (when they leave you have "freshly painted" walls for the next tenants).
