My gripe at the time is that I stopped entertaining other offers for rent or purchase on his word.I now know to check criminal history too, I would have found out this guy served 2 years for bank fraud in TX and had a history of running up credit on businesses and filing BK.

You might be able to trigger the current owner's title insurance to pay out if you re-setup the DOT properly and serve a foreclosure notice to the current borrowers and their trustee and the previous owner, etc.

When I used to sell my own houses (not listed on mls) we actually baked cinnamon rolls in the ovens just before open house, served them, had fresh coffee brewing as well as tea and a bowl of fresh fruit available.

While they can be sold, I've done it myself it is tough and you must move so fast because you and everyone else is trying to move that deal and its first come first served.
