Can you detect areas that have sustained damage from moisture over time?

I’d certainly get a quote from a roofer and a handyman for the interior damage. 

Another effective test is to look in a mirror and try to keep a straight face!!

I have a property under contract on a 63% fire damaged home. 

I see the effects all over NE Ohio.

The inspectors gonna say yep the cabinets function and no water damage under the sink.

Regardless of where the property is at, just by looking at the rent, price and sec. 8 status of tenants means you’re getting into a challenging demographic where turnover and property damage can be real profit killers, just be aware of that and be careful.

It is called multiplier effect.  

Somebody wanting to sue for you backing out of a bad deal or accusing you of selling them a property with defects like unknown termite damage).
