Buyers here do not often put down more than 3% since most sign a liquidated damages clause that limits the seller to 3% of the purchase price as damages in the event of a default.

Pay a little to get more in rent.Be sure the lease addresses how common area damage, common expenses (like toilet paper, dish soap, etc.), and common utilities will be covered.Good luck!

Also, if the apartment is not left in good condition, let the Section 8 management know as they could be a help in getting the tenant to pay for damages.
