I see a lot of P&L projections that list taxes and insurance as the only expenses and then use projected rents to calculate income (It's amazing how many rental properties are listed for sale with rental rates far below market rates).The snide replies to your post are predictable from this group.

The guy we had lined up just backed out saying he was too busy so I’m trying to get a couple of quotes to do the project. 

I've heard of (1) another investor who has private lender financing to fund 100% purchase price + light rehab + furniture with 5 year term at 10%, (2) someone else who has an institutional line of credit for similar projects at 7.5%, (3) another investor who was able to raise a blind 10 yr pool of money for corporate housing properties at 6.5%.

It’s a bit rough around there, but seems to be a good amount of investment planned with the Creative Village project.

My father-in-law approached me and my wife about turning his current sfr in Metairie, LA into a duplex via ~$100k add-on project.

I would like to know if anyone here knows of or is a General Contractor that would be willing to take on a 203K project. 

Some bigger companies offer their own financing on larger projects knowing that many people don’t have 10K lying around for a new roof.

First a little bit about me, I am a licensed general contractor with over 10 years of experience working on mostly commercial projects, I have done about 20 residential projects over the years as well.
