STR insurance is not a normal animal, we get ours from 'Proper Insurance' they provide coverage through Lloyd's of London and they were the only ones who understood our situation where our primary residence is in the same building as our apartment rental.

The LL liability coverage would kick in for any claim concerning the tenant suing for injuries and the tenant would be in the cold if the work was not authorized, if it was authorized the LL would need workmens comp as any other employee/sub-contractor.
