For a new REI would using a HML be convenient and what would be the most that the HML will cover or will it depend on the deal that's presented to them?

Ceramic Floor Problem

If its ceramic, there is a much greater chance of chipping and scratching during the removal of grout so Id lean toward replacement. If all else is good and the only problem with the floor is the grout job, you might run an ad on Craigslist for someone experienced in removing grout.

You should't have any problem finding one in your area unless it is special circumstance.Ideally you want to use one that is convenient to you, the seller and the end buyer because there will need to be wet signatures required in order to close.
